-Buyer’s Agents-
We enjoy working with agents throughout the Chippewa Valley and believe in being clear about expectations from the very beginning, so every partnership starts on the same, right page.
If a licensed real estate agent intends to represent a buyer in connection with the purchase of a property from C&M Home Builders and Real Estate, the agent must formally register the client with the company.
To complete registration, the agent must provide:
Agent’s full legal name and current contact information
Client’s full legal name and current contact information
A fully executed Buyer Representation Agreement signed by the client
Mandatory Registration Period
In the event a prospective buyer makes initial contact with C&M Home Builders and Real Estate—whether in person, by phone, electronically, or through any other means—the representing agent shall have twenty-four (24) hours from the time of such initial contact to complete the client registration process.
Failure to register the client within this 24-hour period shall constitute a waiver of any claim to commission. C&M Home Builders and Real Estate shall have no contractual, legal, or equitable obligation to pay any commission or other compensation in connection with a subsequent sale of property to that buyer.
To minimize the potential for dispute, agents are strongly encouraged to accompany their clients during their initial visit or first substantive contact to ensure proper and timely registration.
Client Communication and Representation
To maintain accuracy, transparency, and a high standard of service, C&M Home Builders and Real Estate will communicate directly with registered clients regarding property availability, scheduling, construction updates, transaction milestones, and other pertinent information.
Such direct communication does not modify, supersede, or interfere with the agent’s representation agreement with the client. Agents remain responsible for maintaining independent communication and advisory services throughout the transaction.
