Below are some commonly asked questions we, C&M Properties and Construction of Eau Claire, have received.


Q. How do I know I can trust C&M Properties and Construction Inc. as my builder?
A. Our whole business is based on referrals, so we are going to do everything we can to make sure our customers are completely satisfied with their new home. We have a number of testimonials you can read through from past clients, or we can even provide our client list of names and phone numbers so you can hear for yourself how positive the building experience was with C&M Properties and Construction, Inc.


Q. Is it harder to get financing to build a new home as opposed to buying an existing home?
A. In a lot of cases it may be easier to get financing to build a new home than to purchase an existing home. In most of the houses we build there is equity right away, so it is possible that you may only need very little, or no money down. We know a number of good bankers we could recommend to meet with you and go over your financing options.


Q. Of all the sites we have looked at, we only like a few, and can’t envision how the house would be positioned.
A. The perfect site can be hard to find, that is why we are always looking at what is newly available. We may own or know of some suitable lots. We can also meet with you and our excavation team to help figure out the best placement for the house on a particular lot.


Q. We have heard horror stories of friends going over their construction budget when building a new home. How do we know your price is accurate?
A. Some builders may go over budget because they leave items out of the initial bid to make the price appear lower, then add these items after the contract has been signed. Our estimates include everything and we even have it written in our contracts that if there is a cost increase due to our oversight, C&M Properties and Construction Inc. will pay the difference.


Q. What are some of the costs that can change?
A. If the estimate is done correctly there really are not a lot of construction costs that can fluctuate. There are a few items, such as Wells, Septic systems and Drain tile that soil type and excavation determines some of the cost outcome, but as long as those items are budgeted correctly there shouldn’t be any big changes in price. Everything else is locked in when the contract is signed.


Q. Do you have employees, or do you subcontract everything?
A. We do have actual W2 employees that work on the framing, trim, roofing, and siding crews. The rest of the work is done by reputable Subcontractors that we have long standing relationship with. We carry Worker's Comp on our employees, and make sure all of our Subcontractors have insurance. This way nobody will ever be on the job who isn't insured.


Q. What if we want to do some of the work ourselves, or know someone who wants to help?
A. We have built a lot of houses where the homeowners provided some of there own labor. It can be a great way to save some money, and get more involved in the building. The best thing to do is sit down and figure out the exact savings ahead of time. This way you will know what items will save the most money and whether it is worth it or not.


Q. How long will it take to build our home?
A. The standard time frame from the time the basement is excavated is 120 days. It can be a little faster or slower depending on the size of the building, but we have wording in our contracts stating that if the building process takes longer than 150 days, C&M Properties and Construction, Inc. will make the mortgage payments until the building is completed.


Q. What separates C&M Properties from other builders?
A. There is no shortage of qualified builders out there, but you would be hard pressed to find anyone who will put as much time and effort into building the highest quality house at the lowest price possible as we do. We take pride in our reputation as quality builders, and make sure we take every step possible to maintain that reputation. Your new home comes with a Home Warranty and your inspection at the final walk through to ensure your complete satisfaction.


Q. We’re always looking for ways to save money. What if a bill comes in lower then estimated?
A. We always give the difference between the estimate and the final costs back to you. Its the same thing with any returns that are left over, the proceeds all go to you. You are the one paying for the house, so you should benifit from any of the savings we can come up with.


Q. We don't want anyone coming back and putting a lien on our house. How do we know everyone is getting paid correctly?
A. You will receive lien waivers anytime someone is paid. It is also our policy to pay our Subcontractors within a week of getting the bill. We believe this gets us better prices, and better quality work, in the best time frame possible.


Q. How do we know our house will be energy efficient?
A. Any builder can say they build an energy efficient house. However, we have a third party that does testing to prove it. We employ Wisconsin Energy Star to check and test every house. This way you will know you are getting an above average efficiency rating, and will get the paperwork to prove it.
